To Whom It May Concern:

Karen Blocker Endorsement

I have asked to be able to write this letter as an acknowledgement of appreciation and thankfulness.

Karen Blocker is a sincere, educated, intelligent, warm, sensitive person and sells real estate!  Only someone that has had an experience with a marginal real estate agent can appreciate my awe. Karen represented us with the selling of two homes both after a one-year listing with a prestigious national firm but did nothing to show and/or promote our sale. Karen happened to sell a house in our immediate neighborhood 3 days after it’s listing. Our home was three houses away and had little activity. I called Karen to see if she had an interest in listing our home when the listing agreement had expired. She said she limits her listings so she can spend equal time in representing her clients. I respected that because our current agent had several listings, 25+, consequently she didn’t do well with any of them. Karen had mentioned that she restricts herself to around ten listing at any given time.

Karen not only took our listing but also began immediate activity to show our property. This was done though continual contact with us as to show dates and times, multi uses of local print media, word of mouth amongst other Agents both within her Broker’s Office and in the Agent community. We had more home showings in the first month than we had experienced the previous twelve months.

Karen has many positive exemplary traits, one of which is keeping her clients informed as to customer’s reaction and/or concern to a recent house showing. With that knowledge, you, the owner, have the prerogative of addressing the concern of the potential buyer or ignore the comment, BUT at least you know what was said. I have heard of many Agents that don’t pass on that information in fear of owner defense.

Karen is truly a professional and an asset to her employer’s Brokerage . Karen is not afraid of follow-up with the client or getting commitments. She tends to pre-qualify buyer’s with preliminary mortgage approval hence not wasting time showing clients homes that are beyond their financial reach.

There has been much public discussion about commission charged in selling homes. I can truly say Karen EARNED every dollar she received. I had no resentment or negative feeling when seeing the commission figure appear on the closing escrow statement. It’s like the high price of a good dining experience, if the presentation and quality is there one doesn’t mind the charge. If you truly want to sell your home, Karen should be in your considerations for an Agent.

Eagerly submitted,

My husband and I built our retirement home south of Midlothian in 2006 and put our Duncanville home on the market in July.  After only 3 showins in two months, we decided we needed a new REALTOR.  Karen Blocker came highly recommended so we contacted her.  There was an instant rapport with karen and we immediately signed a listing agreement with her.  Right away we began to have showings on our home.  We actually received an offer during the first month but unfortunately the buyer had allowed her credit to deteriorate following her pre-qualification.  Despite this setback, we continued to have numberous showings and received three more offers on the property.  It took awhile to find the right offer, due to the slow down in existing home sales in our area, but we did receive an executed contract and recently closed on our house.  Throughout the entire process, Karen was there with us.  She had great contacts for any work that needed to be done on the house and was up front and honest in her assessment of the property and pricing.  Karen was extremely fair in her dealings with us and we would highly recommend her if you are in the market to sell or buy a home in the southwest Dallas county area.  Karen knows her market!

Karen,  I just got off the phone with Tameika.  She was singing your praises as a wonderful REALTOR.  She has complete confidence in you.  I thought you may like to know that.  Best wishes,

Karen Blocker is an absolutely amazing woman!  She handled the sale of our home in Grand Prairie very recently.  Of the three realtors I have worked with previously, she was by far the best!  Due to job lay-off and need of relocation, we are have been living in the Austin area since March.  Karen worked with us by long distance and it was not until well into the process that we met in person.  Due to the changing neighborhood and slow-down in the real estate market, it took us a several months to complete the sale.  Karen stuck with us through it all.  She is the consummate professional and handled the closing of the house with grace and willingness, even when the buyer’s realtor, who was very inexperienced, caused lots of problems at the end.  Karen acted as a mentor to the other realtor, just so she could support us in the sale!  It is with our highest regard and appreciation that we wholeheartedly recommend Karen Blocker.  She’s the BEST!

"Karen told us exactly what we needed to do to prepare our home to sale, and it did - quickly! She really knows the real estate business, and we felt very confident that she was working in our best interest."

It has been my pleasure to work with Karen through referrals.  What a great feeling, to be able to refer clients to someone that I trust and know will take special care of them.  Karen is on top of her market and truly connects with people.  This is what makes her a very special realtor--and one I look forward to referring clients to again and again.

When my husband & I decided to sell our house, we were under the impression that the selling process would be stressful, expensive and time-consuming.  We had heard horror stories from friends who had recently sold their homes.

I knew from my first contact with Karen Blocker that we were in good hands.  I found Karen's website through a general search on the Internet for agents servicing the Cedar Hill area, which is the area in which we were interested in re-locating.  Karen not only sold our home, but acted as our buyer's agent as well.

Karen made the selling process so easy for us.  She was always available and even drove from her Cedar Hill office to our Fort Worth home on several occasions so that we would not be inconvenienced with the paperwork signing.  That was such a blessing since we have two young children.  Karen was particularly respectful of our family's schedule and always wanted to make sure her phone calls or visits did not interfere with family time.

Karen has become our "Family Real Estate Agent" and we will look to her for assistance in the future as well as recommend her services to friends and family.

We sold our old house and bought our new house from Karen Blocker in August of 2003.  Even though it took a year to sell the house, she showed it every chance she had.  She helped us get the price we wanted and even put us in contact with a mortgage broker who helped us get the best interest rate on our new house.

She was very helpful and tenacious in helping us find what we needed for the right price.  She was actively looking for houses even when we were out of town, taking our children to look in order to narrow our search when we returned from our trip.

After our offer was accepted, Karen stayed up to date with the progress of our loan and the necessary repairs on the house we were buying which the owners were required to do.  She was extremely flexible and easy to work with.  We will use Karen again, if we choose to move.  We tell others about her all the time.

Sincerely,

To whom it may concern:

Karen Blocker served as my real estate agent in the recent sale of my late mother's house located at 2647 Gladioulus Lane in Dallas.  Before contracting Karen as my agent, I had considered two other competitor agencies.  The other agencies did not return my calls in a timely manner and seemed to have little interest in assisting me in the sale of this property.  Karen on the other hand, was very prompt, enthusiastic and had a real interest in being my agent.  She was knowledgeable of the Oak Cliff area market, which was a plus.  She was very active in broadcasting and marketing the house, even via radio talk shows.

I should mention that Karen and I have never met face to face.  I reside in Houston and travel quite a bit for business.  Thus all documents and necessary communications were usually transmitted vie e-mail messages or Adobe attachments.  This turned out to be very helpful in expediting our business transactions.  Karen was also very helpful at assisting with minor repairs or inspections that were needed in relation to the sale of the house.  Altogether, I was very pleased with my experience and I would definitely recommend Karen Blocker to any friend or associate who needed to buy or sell a house in the Dallas area.

Sincerely,

Nancy Burke

Karen Blocker sold Uncle's home at 309 Hanover lane in Irving Texas last year and did so in the most professional manner I've ever been associated with in quite some time.  She advised me on what I had to do to get the maximum value out of my house and that is what we achieved.  Due to that success when my family decided to sell our home in Cedar Hill this year I had no doubt who I would call for advice.  I have been approached by numberous real estate companies promising greater savings and larger sales BUT I know for a fact that the other companies will not work as hard as Karen will work for me.  She has passion for selling homes.  She takes the time to get to know her customer and works at understanding what they need.  She makes sure they have the proper funding prior to showing homes as not to promise what she can not deliver.  She is the ultimate professional when it comes to finding a home OR selling a home.  Any company would be lucky to have Karen Blocker on their team!

I started out one year ago working with Karen Blocker in trying to purchase a home.  The deal wasn't meant to be.  Now, with the help of Karen Blocker and the mortgage company, I am a proud homeowner as of December 1, 2005.  So If you need help, Karen works to make it happen for you.  I just want to say she is a guardian angel to me.
